Smart, well-designed homes for modern living on the Kapiti Coast.

Kapiti Homes was founded to meet a growing need — quality, small-scale standalone dwellings that make the most of space, design, and new opportunities in housing.

With changes to New Zealand’s Building Act now allowing dwellings to be built up to 70m² without building or resource consent, more people are looking for practical ways to add value to their property, house extended family, or downsize in style.

While the rules may be getting looser, our commitment to quality never does.

We bring decades of combined building experience, an understanding of design process, and a commitment to doing things right every step of the way. Our homes aren’t one-size-fits-all. Clients can choose from a selection of thoughtfully designed plans that suit a range of lifestyles, sites, and budgets with flexibility to make changes where it matters.

Every Kapiti Home is built to meet New Zealand’s building code, using proven materials and processes that ensure lasting value. We’re committed to quality, so while we’re out there on the tools we’re also building our business to consistently offer smart, considered homes, done properly from the get go.

Based on the Kapiti Coast, we understand the local environment, council requirements, and what makes a home work well here. Our experience spans not just residential building, but complementary fields across construction and design, giving us a well-rounded perspective and a strong foundation for every project.

If you’re looking to add a second dwelling, build a compact home, or explore the opportunities new legislation allows, we’re here to guide you through it — with honesty, expertise, and craftsmanship.

Kapiti Homes Director- Stephen Mackey

Stephen has lived on the coast for over 15 years and founded Kapiti Homes after years working in the building industry, with a clear focus on creating well-considered, smaller homes that are built properly and suited to how people actually live. With hands-on and site management background in construction, he brings a calm, practical approach to every project.

Before moving into building, Stephen completed an honours degree in science and worked as a photographer — experiences that shaped the way he thinks about problem-solving, detail, and design. That background continues to influence his work, from how spaces are planned to how projects are managed.

He values straightforward communication, good planning, and taking the time to get the details right. For Stephen, a successful build isn’t just about the finished home, but about making the process clear, honest, and stress-free for the people involved.
